Aix\u00f2 fa que el <span> <\/span><strong>s\u00f2l disponible per construir sigui extraordin\u00e0riament esc\u00e0s<\/strong>, especialment a les zones m\u00e9s demandades com Andorra la Vella, Escaldes-Engordany o la Massana.<\/p>\n<p>A aquesta limitaci\u00f3 estructural se suma una demanda que no ha deixat de cr\u00e9ixer en els \u00faltims anys. El perfil del comprador internacional s&#8217;ha diversificat i sofisticat: no es tracta nom\u00e9s d&#8217;esquiadors que busquen una segona resid\u00e8ncia, sin\u00f3 de fam\u00edlies, professionals i empresaris que es traslladen al pa\u00eds de forma permanent buscant qualitat de vida, seguretat i un entorn fiscal favorable. <\/p>\n<p>A Barcelona, tot i que la demanda tamb\u00e9 \u00e9s alta, el parc immobiliari \u00e9s incomparablement m\u00e9s gran. Hi ha m\u00e9s estoc, m\u00e9s rotaci\u00f3 i m\u00e9s opcions en diferents rangs de preu. A Andorra,  <span> <\/span><strong>l&#8217;escassetat d&#8217;oferta actua com un s\u00f2l permanent per als preus<\/strong>, amb molt poca pressi\u00f3 a la baixa fins i tot en moments de menor activitat econ\u00f2mica global.<\/p>\n<h2>La fiscalitat com a factor de preu ocult<\/h2>\n<p>Un dels elements que menys s&#8217;esmenta en comparar preus entre Andorra i Barcelona \u00e9s l&#8217;<span> <\/span><strong>impacte real de la fiscalitat en el cost de vida total<\/strong>.
